Before booking: define the system
Write down the appliance type, fuel, manufacturer and model when safely accessible. Count the fireplaces or appliances you want included and say whether they share a chimney. Share prior inspection reports, repair invoices and the last known service date if available.

Record smoke, odors, water marks, unusual sounds, visible deposits or draft changes, along with when they occur and what was operating. Photos from a safe indoor or ground-level location can help; never climb the roof or open a sealed appliance to collect evidence.

Ask whether the visit includes an inspection, sweeping, appliance maintenance or a specific repair. These can be separate services. Ask which flues are included, what inspection level is proposed, whether video or photos are provided, and how inaccessible areas will be handled.

Prepare the work area
Follow the company's instructions about a cool appliance, access to the fireplace, pets and parking. Move fragile items away from the hearth if requested. Ask how floors and furnishings are protected and what cleanup is included.

Review the result before approving extra work
Request written observations, limitations, photos when available, separate recommendations and an itemized price. Ask what must be addressed before use, what can be planned later, and what changes would require your approval. Verify current qualifications and insurance directly.
