Ask for location and evidence
For each finding, ask where it is, which component it affects, what evidence supports it and whether a photo is available. Ask what the report could not examine and what would be required to inspect that area.

Separate urgent restrictions from planning
Ask whether the professional recommends discontinuing use and which specific condition drives that advice. Clarify which repairs are safety-critical, which address water or deterioration, and which are preventive. If an appliance may be unsafe, follow the professional's written restriction and obtain qualified assessment before use.

Get the scope in writing
Request a repair description, material, access plan, price, exclusions, change-order approval process, schedule and warranty. If you are unsure, ask another qualified professional to review the report and photos.
Keep the right safety boundary
This guide is general homeowner education. Standards, permit rules and manufacturer instructions change. Ask a qualified professional to assess the actual chimney, flue and appliance. For an active alarm, suspected fire or possible carbon-monoxide exposure, get outside and contact emergency services.
